We clean exterior surfaces that take a beating from the salt air, summer humidity and blowing sand that come with living on a barrier island. That means house walls, roofs, driveways, pool decks, lanais, docks and seawalls. We use soft washing where high pressure would cause damage and higher pressure only where the surface can handle it. Step by step
Call us at (888) 825-7696 or email hello@siestakeypressurewashing.com during business hours, Monday through Saturday, 8am to 6pm. Tell us what you are seeing on your property and which surfaces you want cleaned. We will ask a few questions to make sure we show up with the right equipment and cleaning solutions for the job.
On the day of your appointment, we arrive at your Siesta Key property and go over the surfaces to be cleaned before we start. We use soft washing on roofs, stucco and screens and switch to appropriate pressure for concrete and pavers. We work around outdoor furniture, plants and other features on your property. Most residential jobs are completed in a single visit.
When the job is done, take a walk around with us. We want you to see the results before we pack up. If something was not covered to your satisfaction, tell us on the spot. You should be able to see a clear difference on every surface we cleaned. How long it stays clean depends on the time of year and the surface type, but removing the existing growth gives you a clean baseline to work from.
If you have lived on Siesta Key for more than one rainy season, you already know that mildew, algae and rust stains come back faster here than they do a few miles inland. Salt air carries moisture that settles into every porous surface, stucco, grout lines, roof tiles, screen enclosure frames, and that moisture gives algae and mildew exactly what they need to take hold. Summer humidity keeps surfaces damp for hours after rain passes through. Sand blown in off the beach works into textured coatings and pavers and holds that moisture against the surface even longer.
The result is that a roof that might stay clean for two or three years in a dry inland climate can show heavy algae growth within a year on an island. Stucco walls develop green and black streaks along the seams. Paver driveways and pool decks go from tan to dark gray. Dock boards and seawall caps accumulate salt deposits, algae and biological growth that accelerate surface wear.
Cleaning is not just about appearance. Algae on a tile or shingle roof holds moisture against the surface and shortens its useful life. Mildew on stucco can work into the coating if it is left long enough. A dirty pool deck or lanai becomes slippery and is a safety hazard. Staying ahead of growth on these surfaces costs less than repairing them after the damage is done.
Our approach
Not every surface should be hit with high-pressure water. Shingle roofs, tile roofs, stucco walls and screen enclosures can all be damaged by pressure that is too high. Granules get stripped from shingles, stucco cracks or pits, and screens tear. For those surfaces we use soft washing, which means low water pressure combined with a cleaning solution that kills algae, mildew and other biological growth at the root. The results last longer than pressure alone because the organism is killed rather than just rinsed off the surface.
For concrete driveways, paver patios, pool decks and similar hard surfaces, higher pressure is appropriate and effective. These surfaces are dense enough to handle it, and the mechanical force of the water clears out sand, grit and staining that would not respond to low-pressure treatment alone.
We match the method to the material on every job. If your property has a mix of surfaces, which most Siesta Key homes do, we adjust as we move from one area to the next. You do not need to know which method applies where. That is our job to figure out before we start.
Where we work
Our work is focused on Siesta Key. That means the homes, condos and waterfront properties along the island, from the Village to the south end. Working in one focused area means we understand the specific conditions here: the salt exposure, the particular algae and mildew strains that show up on island roofs and walls, and the way porous surfaces like pavers and stucco behave in a coastal climate. If your property is on Siesta Key, we can help. Call (888) 825-7696 to get started.
