Living on a barrier island is different from living inland, and the surfaces on your home show it. Salt air carries moisture and fine particles that settle into stucco, grout lines and screen mesh every single day. Summer humidity arrives early and stays late, and it creates the warm, damp conditions that mildew and algae need to get established. When those two things combine, buildup that might take two or three years to develop on an inland home can appear on Siesta Key in a single season.
Rust is another issue that comes up more often here than elsewhere. Irrigation systems drawing from well water leave orange streaks on painted walls and driveways. Tannins from surrounding vegetation stain concrete and pavers. Algae turns pool decks and lanais slippery long before they look seriously dirty. These are not just cosmetic problems. A slick deck or dock surface is a fall hazard, and algae left on a shingle or tile roof holds moisture against the surface and shortens its life.
The right cleaning method depends on the surface. We use soft washing on roofs, stucco walls and screen enclosures. Soft washing applies a cleaning solution at low pressure and lets the chemistry do the work of breaking down algae, mildew and biological growth. High pressure on a shingle roof can strip granules. High pressure on stucco can open small cracks that let water in behind the wall. Low pressure avoids both of those outcomes. For concrete driveways, pavers and pool surrounds, we use higher pressure because those surfaces are built to take it and because the texture of concrete holds dirt in a way that needs mechanical force to clear properly.
Docks and seawalls get their own kind of buildup. Waterline staining, algae growth and salt deposits all need to be addressed with methods that work on both wood and concrete dock surfaces without harming the surrounding water environment.
Screen enclosures are easy to overlook until they are so caked with dirt, pollen and salt film that they block light and airflow. We clean the frames and the mesh, which also gives you a chance to see which panels may need repair before the next storm season.
If you are not sure which services apply to your property, call us and describe what you are seeing. We can tell you whether it is something we handle and what the cleaning process would involve for your specific surfaces.
