If you own a home or condo on Siesta Key, you already know what salt air, sand and Florida humidity do to exterior surfaces. These are the questions we hear most often before someone books a cleaning. Read through them before you call, and if something is still unclear, reach us at (888) 825-7696 or hello@
What is the difference between pressure washing and soft washing?
Pressure washing uses high water pressure to blast dirt off hard surfaces like concrete driveways and pavers. Soft washing uses low pressure combined with cleaning solutions to treat surfaces like roofs, stucco and screen enclosures where high pressure would cause damage. We choose the method based on the surface, not a one-size-fits-all approach.
Why does mildew and algae come back so fast on Siesta Key compared to inland areas?
Salt air pulls moisture into porous surfaces and leaves behind mineral deposits that give mold and algae a foothold. Add summer heat, high humidity and blowing sand, and the conditions are almost ideal for regrowth. Homes within a few blocks of the water tend to see staining return faster than properties further inland, which is why regular cleaning matters more here.
Is it safe to soft wash a tile or shingle roof?
Yes, and it is the recommended method. High-pressure washing on a roof can crack tiles, lift shingle granules and void manufacturer guidelines. Soft washing applies a low-pressure mix that kills algae, mold and lichen at the root without forcing water under the roofing material. The result lasts longer than a pressure wash would, and the roof stays intact.
Will pressure washing damage my stucco?
High pressure absolutely can damage stucco, especially older or painted stucco that is common on Siesta Key homes. We use low-pressure soft washing on all stucco and painted wall surfaces. The cleaning solution does the work, not the water force, so the surface is not pitted, cracked or stripped of paint.
What does driveway and paver cleaning involve?
Driveways and pavers get the higher-pressure treatment because concrete and brick can handle it. We pre-treat any oil spots, rust stains or heavy algae growth, then wash the surface thoroughly. Pavers with joint sand may need fresh sand added after cleaning if the wash disturbs it, which is something to discuss before we start.
Can you clean a pool deck and lanai in one visit?
Yes. Pool decks and lanais are usually cleaned together since they share the same space and the same problems: algae, mildew and salt residue that makes the surface slippery and discolored. We use the appropriate pressure for the surface material, whether that is cool deck coating, pavers or plain concrete, so nothing gets damaged in the process.
Do you clean docks and seawalls?
We do. Docks and seawalls on the island collect algae, barnacle residue, salt scale and waterline staining that regular rinsing will not touch. Cleaning the surface also gives you a clear look at the condition of the structure underneath, which matters for maintenance. We work around tides and water conditions to do the job safely.
What is involved in window and screen enclosure cleaning?
Screen enclosures trap salt film, pollen, mildew and spider webs in the mesh and on the frame. We soft wash the screens and frames at low pressure so the mesh is not torn and the frame seals are not compromised. Windows get cleaned as part of the enclosure service so you are not left with clean screens framing dirty glass.
How long does a typical house washing take?
A standard single-story home on Siesta Key usually takes between one and three hours depending on size, the amount of buildup and how accessible the walls are. A larger two-story home or one with a lot of covered outdoor space can take longer. We will give you a realistic time estimate when we look at the property.
Do I need to be home during the cleaning?
Not necessarily. As long as we can access the areas that need to be cleaned and you have made arrangements for any pets or vehicles that need to be moved, you do not have to be present the entire time. We do recommend someone is available at the start so we can confirm the scope of work before we begin.
Will the cleaning solutions you use harm my plants or landscaping?
The soft wash solutions we use can affect plants if they get a heavy, direct application. We wet down surrounding vegetation before and after cleaning and try to direct runoff away from flower beds and landscaping where possible. If you have particularly sensitive plants close to the areas being cleaned, let us know ahead of time so we can take extra care.
How do I know which services my property actually needs?
The honest answer is that it depends on what you are seeing. Roof discoloration and black streaks are almost always algae. Slippery pool decks and green-tinted pavers are mildew and algae. Orange or brown staining near metal fixtures is rust. Salt haze on screens and windows is salt film. Call us at (888) 825-7696 and describe what you are looking at, and we can point you toward the right service before you spend anything.
