Siesta Key Pressure Washing is a pressure washing and soft washing service for homes and condos on Siesta Key, Florida. We clean the surfaces that take the most punishment out here: stucco walls, tile and shingle roofs, pavers, pool decks, lanais, docks and seawalls. If you have a surface that needs cleaning on Siesta Key, call us at (888) 825-7696. Our crew is available Monday through Saturday from 8am to 6pm.
Our story
Why island surfaces are different
Living on a barrier island means your home deals with conditions that inland properties do not. Salt air settles on every exposed surface and holds moisture against it. Sand works into screen mesh and paver joints. From June through September, the humidity rarely lets a surface fully dry out between rain events. The result is that mildew, algae and rust staining come back faster here than anywhere a few miles inland. A house that looks clean in April can show dark streaking on the stucco by late summer. A tile roof that was rinsed two years ago may already have enough algae growth to start trapping moisture under the tiles.
This is not a maintenance problem that goes away with a better cleaning product. It is the environment, and it does not change. What changes is how often you clean and whether you use the right method for each surface. Getting that wrong causes damage that costs far more to fix than the cleaning itself would have. High pressure on stucco blasts out the finish. High pressure on shingle roofs strips the protective granules. High pressure on window screens tears the mesh. Those are not hypothetical risks. They happen regularly when the wrong equipment or the wrong setting is used on a surface that cannot take it.
That is why we clean on Siesta Key specifically. The surfaces here, the conditions here and the frequency required here are what we focus on.
How we work
How we decide what pressure to use
The short answer is that the surface tells you. Hard, dense surfaces like concrete driveways and paver patios can take higher pressure, and that is what clears oil stains, algae and ground-in grime out of them effectively. Softer or more delicate surfaces, including stucco, painted siding, tile roofs, shingle roofs, screen enclosures and wood docks, get soft washing instead.
Soft washing uses low water pressure combined with cleaning solutions that break down biological growth, mildew and algae at the source rather than blasting them off with force. The result is that the surface is cleaned without the pressure doing any structural damage, and because the solution treats the growth rather than just removing what is visible, the results tend to last longer than a high-pressure rinse alone would.
On roofs specifically, walking on tile or applying high pressure can crack tiles or strip shingle granules, either of which shortens the life of the roof. Soft washing from the ground or with minimal contact is the right method there. On stucco and painted surfaces, high pressure can force water behind the finish or into hairline cracks, leading to moisture problems inside the wall. On screens, it tears the mesh. None of those repairs are inexpensive.
When we arrive at a property, we look at what each surface is made of and what is growing on it, then match the method and the solution to that surface. Pool decks and lanais often sit somewhere in between: sealed pavers or brushed concrete can handle more pressure than painted concrete or natural stone, so we adjust accordingly.
Every job we do on Siesta Key follows this approach. We do not use one setting for everything.
Who we serve
Who we work for
We work for homeowners and condo owners on Siesta Key who want their property cleaned without having to worry about the method. Most of our customers fall into one of a few situations.
Some are full-time residents who have watched salt air and summer mildew get ahead of them and want a regular cleaning schedule that keeps it manageable. Others are seasonal residents who come back after months away and find staining on the stucco, algae on the pool deck or dark streaks running down the driveway, and they need it addressed before they settle in or before they rent the property out.
Some customers come to us because a previous cleaning caused damage, a screen that was torn, a stucco finish that looks etched, grout that was blown out of paver joints, and they want to make sure that does not happen again. That kind of damage is avoidable when the right pressure is used on the right surface.
We clean houses, condos, driveways and pavers, roofs, pool decks, lanais, docks, seawalls, and window and screen enclosures. If a surface on your Siesta Key property needs cleaning and you are not sure whether it is a job for pressure washing or soft washing, call us and describe what you have. We will tell you honestly what the right approach is.
